Is Mini Storage Safe? Check Fire Protection, CCTV and Access Control Before the Monthly Rate

A low quote does not mean the goods are protected. Quality varies across industrial buildings in Hong Kong. Three checks come first: whether the site is run to fire-safety rules, whether corridors and unit areas are recorded around the clock, and whether only tenants can get in. Settle those, then talk size and discounts.

What should I look for on fire safety?

A proper self-storage site should meet Fire Services Department expectations for mini storage: escape routes, extinguishing and smoke-control equipment, and in some buildings a sprinkler system. You do not need the clause numbers. You do need clear answers: will unit doors and corridors stay clear, and is charging or storing flammable goods allowed inside the unit. If the reply is vague, do not sign only because the rate is cheap. Long leases belong in compliant buildings.

When are CCTV and access control good enough?

24-hour CCTV should cover lobbies, corridors and main doors, and it should record continuously—not sit there as a dummy camera. Access should be by smart code or keycard issued only to the contracted tenant. A shared floor code that anyone can use already outweighs a small gap in rent. On-site staff can cover blind spots; they do not replace all-day recording and a tenant-only door. 24-hour self-entry only works if the system logs who came in and when.

What else counts as safety, not comfort?

Climate control cuts the chance that papers, leather, wood and electronics warp or mildew in Hong Kong humidity. That is custody, not luxury. Valuables can take optional contents insurance; ask what losses it covers and whether you must file an inventory before you sign. Fresh food, pets and flammable goods are normally barred. Those rules exist to lower fire and hygiene risk.

What should I ask at a viewing?

Is the site run to current fire guidance? Does CCTV record 24 hours, and for how long are the files kept? Is entry by card or code, and how is a lost credential stopped? May I plug in devices inside the unit? Where is the escape route marked? Does insurance cover theft and water damage?
